VRF & VRV Air Conditioning Systems
VRF (Variable Refrigerant Flow) and VRV (Variable Refrigerant Volume — Daikin’s trademarked name for the same underlying technology) are advanced, high-capacity systems built for larger residential, commercial, and industrial properties. Rather than a single outdoor unit feeding a handful of rooms, VRF systems can serve dozens of indoor units across a whole building from one outdoor unit or a connected network of them, with precise, independent control over each zone.
Two main variants
Heat pump (2-pipe) systems — every connected zone either cools together or heats together; you can’t run some zones in cooling mode and others in heating mode simultaneously.
Heat recovery (3-pipe) systems — allows individual zones to heat or cool independently at the same time, moving heat extracted from zones being cooled to zones that need warming. This is especially valuable in buildings with genuinely mixed demand at once — a hotel with sun-facing rooms needing cooling and shaded rooms needing heating, for example, or an office alongside a server room.

What to weigh up
VRF/VRV represents a significant upfront investment compared with split or multi-split systems, and correct design — pipe sizing, refrigerant charge calculations, zoning strategy — requires genuinely specialist engineering knowledge. Servicing and fault-finding on VRF systems also requires specific training and diagnostic equipment beyond what’s needed for simpler systems, so it’s worth confirming directly that whoever specifies and installs a VRF system has verifiable experience with that manufacturer’s specific VRF range, not just general air conditioning experience.
